We are delighted you are considering a stay with us! Please rest assured that submitting an email inquiry, contact form inquiry or "Request to Book" is not a binding agreement, and you are not yet financially committed. This step simply starts the conversation so we can verify the details for you.

You are welcome to change your mind at any time before the final rental agreement is signed and your deposit is cleared as paid, at which time your booking is secured.
When you are ready to book, the agreement will be between you the Guest and Trophy Properties Caribbean Ltd. (the "Booking Agent") and the Property Owner and/or their Property Manager. We act as the agent for your rental with the Villa Owner and/or their Property Manager (together, the "Villa Providers"). For some properties we may act as both the Booking Agent and the Property Manager.
Below and in the agreement you will sign, "Protected Entities" refers to the Booking Agent, Villa Providers, and their respective teams, staff, and partners.
Please note that any provided opportunities, comparisons, property information, quotes or "Requests to Book" are tentative only and do not constitute a confirmed reservation. Upon receiving your request, we must first verify current rates and availability with the Property Manager or Villa Owner. Availability, rates and information provided on our website is subject to change at any time without notice.
Your stay dates and reservation costs (including nightly rates, service charges, payment processing fees and taxes) are not secured until these two conditions are met:
A) Signed Agreement: We will provide you with a formal rental agreement (the "Villa Providers’ Agreement") outlining your final stay dates, maximum occupancy, confirmed nightly rates, taxes, service charges, terms, house rules, selected payment method, and any other related charges. This agreement must be signed and returned to us outside of this website and booking engine according to the instructions we will provide.
B) Cleared Payment: You have paid the required deposit as outlined in your agreement, and we have confirmed the funds have been received and cleared.
Note: To ensure fairness to all travelers, if these conditions are not satisfied within the specified timeframe, the dates will be released and the pending request will be cancelled.
Credit Cards: We accept most major cards (availability varies by villa). Credit card payments are subject to a non-refundable 4% transaction fee, which will be included in your Villa Providers' Agreement.
IMPORTANT TO NOTE: If you chose to provide your credit card information with your Request to Book and choose credit card as your preferred payment method, the 4% credit card processing fee is not yet applied and your deposit will not be charged until after your signed Villa Providers' Agreement is received. If you prefer to wait to provide your credit card information, simply choose "Bank Transfer" before submitting your request to book or just contact us with your request.
Bank Transfers: Payment via ACH or Wire Transfer is also available. Guests are responsible for all associated bank fees.
Additional 13% GST (government tax) and 10% to 12% service charge depending on villa selected. When requesting to book or sending an inquiry you'll find them included under "Tourist Taxes" and "Mandatory Services." Your contract will itemize them.
We strongly recommend purchasing comprehensive travel insurance that covers cancelling for any reason. The Booking Agent and Villa Providers are not responsible for costs related to travel delays or cancellations, illness, medical emergencies, or cancellations for any reason.
Pets are only allowed if approved in writing in advance by the Booking Agent and Villa Providers. Additional fees and terms may apply. Guests are responsible for obtaining all mandatory Anguilla government entry permits for their pets.
We provide photos and descriptions in good faith. However, because of natural conditions or necessary maintenance, items like furniture, decor, landscaping, and beach conditions are subject to change. We cannot guarantee that the property’s appearance will be identical to promotional materials at the time of your stay.
Beaches are public in Anguilla and life guards are not on duty on beach or for private pools and hot tubs. Swim at your own risk and follow all posted warnings. Children should be supervised by an adult at all times.
We are happy to help arrange services like grocery stocking, private chefs, excursions, massage, childcare, or car rentals. These may be provided by independent third-party vendors.
Costs: You are responsible for the vendor’s fees plus any applicable administrative fees (typically 15%), cost of goods and services and credit card processing fees (4%).
Liability: While we only recommend vendors we trust, the Protected Entities do not guarantee or warrant the quality of these third-party goods and services.
The Guest, on behalf of themselves and everyone in their party, agrees to indemnify and hold harmless the Protected Entities (the "Released Parties") from any claims, damages, or liabilities.
Guests waive their right to sue the Released Parties for any claims—including bodily injury, illness, death, or property damage—arising from the acts of Guests, services provided by third-party vendors (such as excursions, massages, and boat or air travel), or any matters not resulting from the Released Parties' gross negligence or willful misconduct.
The Protected Entities are not responsible for events or inconveniences beyond their reasonable control. This includes, but is not limited to:
Natural conditions or disasters (including but not limited to weather, hurricanes, tropical storms, seaweed, sand erosion and flooding)
Global events (including but not limited to pandemics, border closures, airspace restrictions, war, strikes, and government regulations)
Operational issues (including but not limited to power or water outages, Wi-Fi security/performance/outages, mechanical failure, labor strikes, construction, and transportation disruption)
Personal matters (including but not limited to illness, injury, or death)
In the event of a mandatory evacuation or a named storm warning for Anguilla, the Protected Entities are not liable for any costs or losses incurred. Because of these possibilities, it is the sole responsibility of the Guest to obtain comprehensive travel insurance.
This Agreement is governed by the laws of Anguilla. Any legal proceedings must be filed and handled exclusively in the courts of Anguilla.
By submitting and/or providing electronic acceptance for this inquiry or request to book, the Guest confirms they have read, understood, and agreed to these terms. This includes acknowledgment of:
Credit card transaction and administrative fees.
The release of claims and recommendation for travel insurance.
The requirement to sign a separate, property-specific Villa Providers’ Agreement and provide deposit payment to move forward and secure your dates and booking.
In the event of any conflict between these terms and the rental agreement/contract, the provisions of the signed agreement/contract shall take precedence.
